APPROACH

Identify the risk.
Share the advice.
Team collaboration.
Agree the strategy.
Then report.

The right decision begins with a shared understanding of the risk, the available options and the wider project objectives.

Where technical analysis identifies either a planning or legal risk to a development, our view is that the first priority is to bring the right people into the conversation. The next decision may have a knock-on effect across several disciplines, including design, planning, cost, programme and legal strategy.

For example, the team may choose to design out or reduce the identified risk, recognising that mitigation could affect viability. Alternatively, a project may warrant a planning and/or legal justification, with its strengths, limitations and inherent risks transparently explained to the client. Often the right solution involves a carefully considered combination of both approaches, informed by specialist legal advice where needed.

Our role is to collaborate with the client, architects and relevant advisers to compare those options and find the balance that best supports the project's commercial objectives, design ambitions and key milestones. This is not about making risk disappear on paper. It is about understanding the implications before settling the strategy.

We share emerging findings at the right time, whether through interim advice notes, focused emails, meetings, annotated drawings or design reviews. That allows a design or strategy to evolve without repeatedly producing lengthy final reports after each iteration.

THE PRINCIPLE
Consultancy is key. Technical work should serve the project's decisions, not simply generate another complex report.

Once the team has weighed and appropriately managed the issues, we prepare the comprehensive final report around the agreed scheme, the relevant evidence and the strategy developed with the client. That approach supports clear and defensible reporting while reducing abortive work, delay and avoidable cost.
